What costs are associated with holiday home ownership?
Your costs each year will include your pitch fees, your holiday home insurance and the Local Authority Rates.
You may also choose to have a personal internet router installed which will also have recurring costs.
Finally, your electricity is metered and invoiced at the end of each season and you will need to purchase gas by the bottle depending on the rate at which you use it.
Will my holiday home have WiFi connection?
It depends! You may be able to receive the public Wi-Fi – but this will depend on your location on the park.
All caravan holiday homes can be fitted with a router to provide internet access with faster service than the public Wi-Fi. This will have an installation cost and monthly/seasonal fee depending which plan you choose.
Please contact us for the current rates. Please note that we are in a rural location and that we cannot always guarantee a Wi-Fi signal.
Can I have Sky TV in my holiday home?
Yes, you can have Sky TV in your holiday home, but only if your dish can pick up the satellite from your position on the park. This would be set up and connected by one of our recommended contractors.
Do I need a TV licence for my holiday home?
Yes, you do need to purchase a TV license for your holiday home, if someone at your permanent residence is watching TV at the same time.
Is use of the facilities free to owners?
Yes, our facilities are free to use for owners, other than our laundrette.
Our laundrette has a large capacity washer and a large capacity tumble dryer, both of which are token operated. The tokens can be obtained at Reception for £7 for the washer and £5 for the dryer. The standard washing machines and standard tumble dryers are coin operated and require £1 coins – £1 for the dryers and £4 for the washers. All machines have a cycle of 20-30 minutes. Advantage Club members also receive 10% discount on laundry tokens when purchased together.
Do visitors need to pay to use the facilities?
No, there are no additional charges for visitors to use the facilities at Skelwith Fold, other than the laundrette.
Are friends and family allowed to use the on-park facilities?
Friends and family are very welcome to use the facilities available on the park. However, the toilet and shower blocks are reserved for our touring pitch customers aside from exceptional circumstances.
Can I hire in external tradesman?
No, we use trusted contractors on the park who we arrange jobs with on your behalf. This is to protect our guests from unregistered tradesmen, particularly those who do not have experience with working on static caravans.
What do I need to do at the end of the season?
To avoid water freezing up in the pipes, you will have to drain down your home.
If you need any help with this you can arrange a drain down with our reception team, a form will need to be filled out and payment required.
We also encourage owners to remove any valuable items over the winter break and leave cabinets, cupboards and doors open (other than the front entrance of course!) in order to let the air out.
Will I need to carry out my own maintenance?
We encourage you to carry out regular maintenance to ensure your holiday home is well-maintained.
As part of our Site License Agreement, we kindly ask the home owners to keep the exterior of their property clean and presentable.
What happens if I want to sell my holiday home?
If you want to sell your holiday home, we will make you an offer based upon the current market valuation of your holiday home. We will also have three different dealers within the industry who will each make a bid for the holiday home, to ensure that you receive a fair price.
What happens at the end of the site licence agreement?
At the end of the site license agreement, the holiday home will leave the park, and you can either buy a new holiday home with us at Skelwith Fold, change pitch with a new holiday home, or your holiday home will be sold.
How long is the site licence agreement?
Your site agreement is for 14 years when you purchase your new holiday home at Skelwith Fold.
Can I sublet my holiday home?
No, we do not allow the subletting of holiday homes at Skelwith Fold.
Do I own the land my lodge or holiday home is on?
No, you do not own the land the home is on. You own the static caravan with a Site Licence Agreement.
Can I have a supermarket delivery delivered to the park?
Yes, but please be aware supermarket delivery vans are not permitted on site. Please only arrange your collection from outside our main barrier on the drive. Delivery vans found on the park will be escorted back off by our team.
Can I have a takeaway delivered to the park?
Yes, but please arrange collection from reception only. After 10pm, our barrier locks so you will need to collect from our main barrier.
Can I build a shed by my caravan?
Wooden sheds are not permitted due to strict fire safety regulations, however you can purchase a removable outside storage box (a favourite for many guests is known as an ‘Asgard’). Please remember to give reception prior notice for any large deliveries such as storage boxes and arrange delivery for when you are at your holiday home, large vehicles struggle on some of the smaller roads around the park and may not be able to reach your holiday home.
How long does it take to buy a holiday home or lodge?
It depends if the caravan is in stock and a delivery date is set, but it generally takes three weeks from signing your agreement and sales documentation to being able to take possession of your brand new holiday home at Skelwith Fold.
Do you have any accessible holiday homes for sale?
Holiday homes can vary in their accessibility.
However, if you have particular needs then we can work with you and the manufacturers to have a holiday home built especially for you. This can include the provision of a range of accessibility features such as wider doorways and wet rooms.

Can I move my existing holiday home from another park to Skelwith Fold?
No, it is not possible to move a holiday home to Skelwith Fold from another holiday park. However, we can work with you and the holiday home manufacturers to enable you to have your own bespoke holiday home built especially to suit your needs to be sited here at Skelwith Fold.
Does my holiday home come fully furnished?
Yes, all of the holiday homes we sell come fully furnished. You don’t have to worry about buying new furniture – just decorations and soft furnishings . You will also need purchase plates, pots, pans, glasses and any home comforts that you require.
Our caravan holiday homes are superbly designed along the lines of conventional houses with separate bedrooms.
Can I choose where to site my holiday home on-park?
You may be able to have a choice as to where your holiday home is located. However, there will be times when owing to the sizes of vacant pitches and holiday homes available, there might only be one pitch.
Do you sell pre-owned holiday homes?
No, we don’t sell pre-owned holiday homes at Skelwith Fold, but we do have a wide range of new holiday homes that may be right for you.
However, if you are interested in buying a pre-owned holiday home, we do sell them at our sister park, Moss Wood Caravan Park.
What do you need from me in order to buy a holiday home?
We need a deposit of £3,000.00 and full contact details, including proof our primary address.
Do you sell any residential lodges?
No, Skelwith Fold does not sell residential lodges. All of our static caravans are for holiday use only.
Can I sell my holiday home privately?
No, it is not permitted for holiday homes to be sold privately at Skelwith Fold Caravan Park.
Can family stay in my holiday home without me there?
Yes, friends and family are very welcome to stay at your holiday home with or without you being there with them.
Should they require a spare key to your caravan, you must inform reception in writing prior to their visit.
We will not give spare keys out to anyone not noted down or confirmed in writing.
How often can I visit my holiday home?
You can visit at your leisure throughout the season and you don’t have to let us know prior to your visit. The park is open for 9 months a year, from the 1st of March until the third Sunday in November.
Can I run a business from my holiday home?
Our holiday homes are non-commercial premises and you are not permitted to run a business from your holiday home. They are for holiday use only.
Can I have an alarm installed on my holiday home?
Yes, you can have an alarm installed on your holiday home. We take the security of the park seriously.
Can I add a veranda to my holiday home or lodge?
Most of our pitches will have space to accommodate a veranda, but this – and the size of veranda possible – will vary from pitch to pitch as they are all unique.
You might also be able to accentuate your holiday home with a patio. Again, this will depend on the location and surroundings of your pitch.
Can I choose my own caravan for a vacant pitch?
Yes, you can choose your own caravan for a vacant pitch.
We usually have a selection of holiday homes for sale, but you are more than welcome to order a static caravan direct from the manufacturer to be placed on a vacant pitch. This gives you the ultimate freedom to choose an interior that is suited to your personal needs.

Can I upgrade my holiday home?
Of course, you can always upgrade your holiday home.
We understand that your needs are likely to change as families grow bigger, which is why many of our holiday home owners have upgraded to more spacious static homes.
If you are interested in upgrading into a more spacious caravan, you can pop into reception where our friendly team will be more than happy to assist you with your query and guide you through the process.
How long is the season at Skelwith Fold?
The 2026 season at Skelwith Fold starts on Sunday 1st March to Sunday 22nd November.
During our nine-month season, you will be free to use your static caravan / holiday home at any time. There is, of course, no need to tell us you are coming. Just turn up whenever you choose – perhaps even on an impulse whenever the mood or a sunny forecast makes it feel right!

Our caravan park’s stunning location is very exclusive, as it’s secluded but also very well connected to all nearby amenities. What perks do I get as a holiday home owner?
You get many perks as a holiday home owner at Skelwith Fold Caravan Park. Home owners can enjoy frequent visits throughout the year, with the freedom to come and go as you please throughout the season. You won’t need to worry about booking in advance – just jump in the car and go! We host a selection of owners only events for your enjoyment. These are a great way to meet your neighbours!
Cottages in Cumbria can be quite pricey, so static caravan ownership is affordable alternative to a traditional bricks and mortar property. You can own a luxury holiday home from as little as £25,000 with a 14-year security of tenure for exclusive holiday use only.

Yes, you can park next to your holiday home.
Is Skelwith Fold part of a holiday park group?
No, Skelwith Fold is not part of a holiday park group – we are an independent park.
The park is owned by Henry Wild and his family, who also own Skelwith Fold’s sister park, Moss Wood, located in Lancashire.
Do you have a holiday home for sale brochure?
Yes, we do have a brochure, which you can download from our website. The brochure showcases our range of holiday accommodation as well as information about home ownership at Skelwith Fold Caravan Park.
The brochure covers starting prices as well as benefits of owning a static caravan in the Lake District, however it does not showcase our available homes for sale. To stay up to date with the latest news, we recommend signing up to our mailing list.
How do I book a holiday park visit?
We always encourage booking a visit to Skelwith Fold when considering caravan home ownership at our park in the Lake District.
Visiting Skelwith Fold before purchasing a static caravan means that you can view our range of homes for sale and get a feel for the space and how you would use it. You can also spend time walking around the park to familiarise yourself with our beautiful facilities, grounds and walks.
Visiting in person will give you the opportunity to speak with our friendly team members who will assist you with any query you may have. You can also speak to existing owners to find out more about the benefits of owning a static caravan in The Lakes.

How are my interests as a buyer protected?
Skelwith Fold upholds all the codes of professional conduct and good practice set down by the British Holiday and Home Parks Association, the park industry’s official representative body. In fact, members of the Wild family (which owns Skelwith Fold) have been associated at a senior level with the organisation for many years, and helped lay the foundations for its policies of customer fair dealing, approved by consumer organisations.
When you buy a holiday home at Skelwith Fold, you will be provided with an officially approved written agreement which will help ensure peace of mind in the years ahead. Within the agreement will be the all-important assurance of tenure: the right, in other words, to occupy the holiday home pitch for a given period of time – which in this case is 14 years. Other areas covered by the agreement include the frequency and level of increases in pitch fees for which at least three months’ notice is given. We are particularly proud that the majority of holiday home owners at Skelwith Fold stay with us for many years (sometimes even decades!). The quality of the park has a big part to play, of course – but so too, we like to think, does the strong emphasis we put on maintaining excellent customer relations. As a prospective buyer or existing owner, you are always welcome to talk with us on any matter, and our aim will always be to provide an answer which will meet with your satisfaction.

How much will a holiday home cost?
At Skelwith Fold, you could pay as little as £25,000 for a luxury caravan holiday home. Higher specification and new models are available at greater cost, up to around £80,000 – but even the most basic homes we offer provide superb quality standards and the promise of many years of carefree holiday enjoyment.
You will also need to pay annual pitch fees, local authority rates, metered electric and insurance cover which is available through the park, or your preferred broker. Gas exchange when required per cylinder.
How can I find out if Skelwith Fold is for me?

Are static holiday homes well built?
Yes, the standard of workmanship is very high and many traditional craftsman’s skills are used in the building process. Fittings, such as the carpeting, furnishings and kitchen equipment are all of excellent quality, and there will be a good level of insulation allowing the holiday home to warm up quickly when you arrive, and to stay snug with the help of thermostatically controlled heating.
Can I live in my holiday home?
No, you can’t live in your holiday home. As a licensed holiday park, our home owners can only use their static caravans for leisure, not for residential or business purposes.

Are dogs and other pets allowed?
Skelwith Fold is a dog friendly park and pets are welcome in most areas, with a maximum of three dogs per touring caravan/motorhome.
We have a range of pet friendly accommodations from Holiday Cottages, Safari Suites, Safari Tents and Family Hideaways
All our glamping and cottage rentals allow a maximum of two well bahved dogs and we provide a large dog crate, bowl and basket and towel.
There is a small charge per dog staying with us at Skelwith Fold which helps to maintain the highest standard of stay for both dogs and people staying with us.
Please keep dogs on a short lead under strict control around all touring pitches, holiday homes and glamping units. Dogs may not be left unattended anywhere on the park at any time, including inside your accommodation. Please note that you are responsible for your pets at all time, including cleaning up after them and keeping noise to a minimum to avoid disturbing other guests.
We reserve the right to ask the owner of any dog which causes a nuisance or threat to remove it from the park immediately. We cannot accept any breeds listed under the Dangerous Dogs Act.
Can we have a barbecue?
Barbecues are permitted, but we ask that you not place them directly onto the ground, decking or picnic benches as this may cause damage. Please dispose of them responsibly.
Our glamping guests may wish to make use of the sheltered barbecue area located by the Family Hideaway units. Here there are frames built to hold a disposable barbecue tray which you can purchase from our park shop. Please leave this area as you would wish to find it. You may leave the disposable barbecue in the frames at this location for our wardens to dispose of.
If you are staying in the Greenhouse, a full gas BBQ is provided for your use.
Can our friends and family visit us?
Of course, friends and family are more than welcome to visit! We are delighted to welcome new visitors at Skelwith. We ask that all visitors please sign in at Reception on arrival.
